Design/Build
Kelty Co. manages design and construction under a single contract, so clients work with one accountable party from concept through completion. This approach removes the finger pointing that often happens when design and construction are handled by separate firms with separate incentives. Our team coordinates architects, engineers, and trade partners from the earliest planning stages, which keeps cost and schedule realistic before a single permit is filed. For commercial owners and developers, that means fewer surprises and a clearer line of responsibility throughout the project.

New Construction
We build commercial buildings from the ground up, including offices, restaurants, retail spaces, and institutional facilities across Long Beach, Orange County, and Greater Los Angeles. Since 2006, we have delivered new construction projects with the same schedule and budget discipline that has kept clients working with us for over a decade. Our team manages every phase of ground-up construction, from site preparation through final inspection, so owners and developers have a single point of contact throughout. The result is a building delivered on the timeline it was promised on.

Remodeling & Repair
Renovations and repairs on commercial properties come with a challenge new construction does not: the business often operates during the work. Kelty Co. plans and sequences remodeling projects around that reality, whether it is a restaurant staying open during a kitchen expansion or an office building operating around a lobby renovation. We have completed this kind of work across restaurant, retail, and office properties, and we treat minimizing disruption to daily operations as part of the job, not an afterthought. Clients get the improvements they need without shutting down the business that depends on the space.

Project Organization
Every Kelty project starts with a structured plan that accounts for design, permitting, procurement, and construction as connected phases rather than separate problems. This organization is what keeps a project moving predictably instead of stalling between steps. Our team identifies dependencies early, so permitting delays, material lead times, and subcontractor scheduling are planned for rather than discovered midway through construction. Clients see this discipline in the form of fewer delays and clearer expectations from day one.

Drawing & Design Consultation
Kelty Co. provides practical, buildable input during the design phase, before a project ever breaks ground. Our team reviews drawings for constructability and cost, flagging issues that would otherwise surface as change orders once construction is underway. This consultation gives architects and owners a contractor's perspective early enough to actually act on it. The goal is a design that is not just approved, but buildable within the budget and schedule the client expects.

Permit Management
Permitting is one of the most common sources of delay on a commercial construction project, and Kelty Co. manages that process directly on behalf of the client. We handle the submissions, coordination with local building departments, and follow-up required to keep permits moving. Owners and developers do not have to navigate that process themselves or track down status updates. This reduces both the administrative burden on the client and the risk of a project stalling on a permitting delay outside anyone's control.

Bid Process Initiation & Supervision
We manage the bidding process from initiation through award, including preparing and reviewing submittals, so clients get competitive pricing without managing the process themselves. Kelty Co. structures the bid process to be transparent, with clear scope definitions that let subcontractors bid accurately and let clients compare bids on equal terms. We supervise the entire process end to end, from soliciting bids to reviewing submittals to final subcontractor selection. The result is a clear, detailed proposal that reflects the actual scope of work, not guesswork.

Subcontractor Selection & Contract Negotiation
Kelty Co. has built long-standing relationships with a vetted network of trade partners over nearly two decades in business. Those established relationships give us leverage in negotiating contracts that protect the client's budget and timeline, and they give us confidence in the quality and reliability of the subcontractors on a project. Contract negotiation is handled directly by our team, so clients are not exposed to the risk of an unvetted or unreliable subcontractor. This is one of the advantages of working with a contractor who has been competing in the same market since 2006.

Project Schedule Control
Active schedule management is the foundation of Kelty Co.'s track record for on-time delivery. Our team monitors progress against the project timeline continuously, identifying and addressing delays before they compound into larger problems. This is not a passive tracking exercise. It means adjusting sequencing, coordinating trades, and making decisions in real time to deliver the project on the date it was promised. Clients know where their project stands because we are actively managing toward that date, not just reporting on it after the fact.

Project Administration, Accounting & Reporting
Clients working with Kelty Co. receive clear, ongoing reporting on both the financial and physical progress of their project. We track costs against budget and communicate that status regularly, rather than leaving clients to find out where things stand at the end of the job. This administrative discipline extends to documentation and accounting throughout the project, so there are no surprises at closeout. For owners and developers managing multiple stakeholders, that transparency is often as valuable as the construction work itself.

In-Process Value Engineering
Value engineering at Kelty Co. does not stop once a budget is set. Our team continuously reviews cost and constructability throughout construction, looking for opportunities to save money or improve efficiency without compromising the quality of the finished project. This ongoing review catches savings that a one-time review at the start of a project would miss. Clients benefit from a contractor actively seeking ways to protect their budget throughout construction, not just at the proposal stage.

Punchlist Completion
Before a client takes occupancy, Kelty Co. manages a thorough closeout process to make sure every detail of the project is finished. Punchlist items are tracked and resolved systematically, rather than left as loose ends the client discovers after move-in. This closeout discipline is part of the same commitment to quality that runs through the rest of the project. Clients take occupancy of a finished space, not one with a list of unresolved issues.

Move-In Coordination
Kelty Co. coordinates the handoff of a completed project so tenants and owners can transition into their space smoothly and on schedule. This includes final inspections, coordination with building management or ownership, and confirming that all systems and finishes are ready for occupancy. We work directly with the client's move-in timeline, so furniture, equipment, or staff transitions can happen as soon as the space is ready. Clients should not have to manage this transition themselves after months of construction oversight.
